Triple-glazed windows, exterior insulation, and facade-integrated photovoltaics eliminated 90% of energy use. Historic 1960s office building transformed into Portland's first net-zero commercial retrofit. Added high-performance envelope, eliminated gas systems, and achieved 90% energy reduction vs. baseline.

Certification: LEED EB:O&M Platinum

Fossil Fuel Elimination

Complete electrification removed all gas systems, replacing them with cold-climate heat pumps and heat recovery ventilation. The building now generates more energy than it consumes annually, returning excess to the grid.
